3,800 gross square foot proposed IHOP to be constructed of a wood frame on a concrete slab foundation, with EIFS and brick exterior and a flat, rubber membrane roof. There will seating for approximately 147 patrons and two restrooms. The subject building will be heated with gas-fired forced hot air heat and cooled with central air conditioning. It will be serviced by public water, sewer, electric and gas. The interior will consist of painted drywall walls, acoustic drop ceilings and porcelain floors. The building will be a turnkey IHOP, which is estimated to take approximately six months to build. The asphalt paved parking lot will include forty-nine parking spaces, which includes two handicap spaces. There is an easement road to the left of the current building, which provides access to the Days Inn, which is located behind the subject property.
